There's a good mix of college students and adult residents, with some seasonal turnover. Generally quiet. Gated. Plenty of parking. However, it's almost impossible to walk from the complex to other locations in town because N.University Dr. has no sidewalks.

After living here almost two years, I like this place. Really great place for pets (reasonable rates, outdoor play areas). Monthly, six month or twelve month leases are offered.

Office staff are competent. Maintenance staff are extremely good (prompt response and timely repairs), and they genuinely care about fixing any issues.

Cosmetically, it's decent; better than most apartments in town. Everything is clean and well kept. There's a very nice pool area (water is quite cool year round), but the fitness center is lacking. Electric washer/dryer hookups in each unit, as well as good coin laundry facilities.

Worst customer service. I drove in to town to look at apartments twice because I will be relocating and both times they were completely rude. They had a nasty attitude and acted like I was wasting their time. I had called a couple of days before to make sure there was a room to look at and they assured there would be. Once I got there they said they had no rooms to show.

Overall, University Hill is a comfortable place to live.

I lived here for over 3 years and loved it. I lived in a three bedroom and then moved to a one bedroom when my roommates moved. I really felt safe here being that it was the only complex in Nacogdoches that is gated it is by far the safest and nicest complex. There are many families that live here so I didn't have to worry about people having loud parties. If you are looking for a work out facility I would join a local gym because they only have a few pieces of workout equipment in a rather small room. Their laundry facilities are nice and I never worried about leaving my clothes there to wash while I went back to my apartment. The people there are very considerate. The only issue I had was that they kept raising the rent. My rent started out at $625 and by the time I left it was $725 and would be more if I renewed. I had to move out because I could no longer afford it but other than that I had a great time living there.

They lied to us so many times, we lost count. They lied when they said they cleaned the apartment before our date to move in. The apartment was filthy all over. For example, a layer of dog hair had even accumulated on top of the frig. It was nasty. They had not even touched it. They lied when they said the complex has a "business center with computers and fax for residents." They lied when they said the fitness center had access to the restroom. They would lock it at 5:00. We had to go back to the apartment to use the restroom. Within days after move-in, we had to move all our furniture again so that they could treat the carpet for a bad flea infestation. The roof leaked during heavy rain, and water would run down through the overhead light in the kitchen. We would have to put a bucket on the floor to catch the rain water. It took them SIX MONTHS to fix the leaking roof. They did not care. This complex was built in a rush with very bad, shoddy construction. Things were always falling apart. When my neighbor would use her blow dryer, her lights would dim. Rather than fix the leaking plumbing, they want you to move to a different apartment. Then you have to do change of address on everything - drivers license, utilities, bank accounts, voter registration. They make all kinds of promises but never keep them. When you catch them in one of their lies, they get mad and want you to move out. They increase the rent often, so you are stuck with paying more, or move out. They can't keep employees. In eighteen months we had two different managers and four different assistant managers. This could have been a wonderful place. But the owners don't have enough sense to do things so that they can keep good, middle-aged professional persons as tenants. Good tenants move in, then have to move out after a short while because of the owners' foolishness.
